 And 20 years later, James holds the still unbroken "whiz kid" record for the shortest time (16 months) to residential and commercial competency sanctioned by the state of Hawaii government; that is, as a full broker able to act on behalf of the public in the area of Hawaii real estate without operating under another authority.

     From birth in California to Peace Corps in Fiji to graduate school in Hawaii, at lightning speed James went from the beginning real estate sales person (RA) to broker (R) and also got the Ph.D. of Real Estate (the CRS or "Certified Residential Specialist," a private designation) in times unmatched historically by a Hawaii broker or associate.

     Prior to venturing off and ultimately forming his own corporation, James was a Broker-In-Charge (BIC) at Coldwell Banker McCormack in Waikiki, then the top-producing Coldwell Banker branch in the United States.  He was, during that time, appointed to represent CB Hawaii in association with 49 other CB state representatives (one from each state) for brainstorming on real estate issues at the national company's annual forums and Top Agent get-togethers in Mission Viejo, California.

     James holds 2 Master's degrees (University of Hawaii), 2 bachelor's degrees (University of the Pacific), served 6 years in the U.S. Marine Corps (1966 to 1972), and 4 years in the U.S. Peace Corps (1975 to 1979) as a math and chemistry teacher in rural Fiji. 

  James  then circumnavigated the globe by backpack before settling in Hawaii to study at the University of Hawaii School of Graduate Studies (anthropology), sponsored by a Fulbright-equivalent scholarship or "grant" from the East-West Center, the Federal research center for "Cultural And Technical Interchange Between East And West," established by Presidents Eisenhower and Kennedy.
  
     At The EWC, James was President of the American Participants Association (APA), one-third of the 300 Pacific, Asian, and American grad students receiving the distinguished East-West Center scholarship.  These 300 graduate students were both male and female from every Pacific basin country without regard to the country's political orientation.  The EWC students, and some professional Participants, lived, studied, and worked together for up to 4 years on the EWC campus adjacent to the University of Hawaii (Honolulu) campus. 

     At the Center, while studying at UH, they conducted research in consideration of the grant, operated the Center's annual International Fair, contributed to its annual International Film Festival, and mingled with EWC Fellows, paid staff, visiting professors, and speakers, such as the Dalai Lama, Governors, Ambassadors, Heads of State, researchers, and writers. 

     James networks with 50,000 EWC alumni in the Pacific basin and other parts of the world.

 "From the day that we met James Patton while looking at Open Houses at Yacht Harbor Towers until the day that we obtained the keys to our condo, James was at our literal beck and call at anytime, anyplace.

"Once he had determined our financial parameters, he was able to narrow down our selection and within months we were owners.  We had submitted a proposal on the apartment, James then researched recent transactions in the same building, took the average cost, floor level and was able to accurately provide us with valid information so that our proposal would be more or less within the ballpark.

"We had decided to purchase the fee [interest] at the same time, there was a [last minute critical] problem with obtaining signatures from two AOAO Board members.  The Manager went on vacation and forgot to communicate the urgency to the Assistant Manager.  James picked up on this and within a day of signing [the final papers] he motivated the Assistant Manager to obtain the signatures.
