The Equation That Unlocks Potential!

     The Honolulu real estate market peaked in July of 1990. It remained a seller 's market for a couple more years, heading towards the current very strong buyer's market. It is a curious thing about real estate markets generally, that the long-range curve is upwards. The key to understanding real estate appreciation is that while prices go up and down, the dip or trough of the next cycle is typically higher than the peak of the last cycle. This gives comfort in the long range. While it is always a good idea to buy a home, it is better to buy real estate when the cycle is in a trough, as Honolulu is reputed to be now.

     Price is not everything in a real estate purchase, especially if it is for a home. Did you know that a person paying $1,500 a month in rent is paying the equivalent of a $336,000 mortgage on a $421,000 purchase price?* Real estate serves important personal, family, and security needs that can actually override the importance of price paid -- or why would renters pay someone else's mortgage? Here is how you get a true winner: couple the foregoing thoughts with the current low very interest rates and the substantial federal and state tax subsidies (that any owner gets through the interest deduction on any loan secured by real estate); then put this together with the current low prices of our buyer's market. Now, sit back, and count the powerful reasons you have to take charge and chart your destiny (and lifestyle).

     M + N = S + AMoney plus Needs has to equal Satisfaction plus Affordability for just about any project, undertaking, or enterprise to work -- including buying or selling real estate. The mission of Coco Isle Realty -- and my job as your real estate agent -- is to make this equation balance. If the amount of money or the needs increase on one side, something goes up on the other to get you what you want or need at the best price or terms possible. For some, the immediate and long-range benefit of home ownership, e.g. to have a stake in the community, may be worth all the effort.
