     Coco Isle Realty has a checklist of Do's and Don'ts to help you succeed at your next Honolulu venture. Since risk reduction is not an automatic part of goal seeking behavior, we need a plan -- or a checklist. Give your next deal life through action, definition, and risk reduction. While some risks are unavoidable in life and real estate, we can reduce them to a minimum following guidelines similar to the following:

DO

o 2. Ask Questions & Do Research
o 3. Know Your Strengths & Limits
o 4. Know Potential Gains & Losses
o 5. Have A Time Frame & A Sound Plan
o 6. Take Action -- Even If Not Ready!
o 7. Take Only One Risk At a Time
o 8. Give Others Credit
o 9. Admit Mistakes & Fix Them Quickly
o 10. Be Faithful To The Plan
o 11. Be Confident & Decisive -- Yet Flexible

DON'T

o 1. Don't Define Success As Obtaining 100%
o 2. Don't Risk Just To Prove A Point
o 3. Don't Ignore Feedback
o 4. Don't Ignore An Emerging Problem
o 5. Don't Let Emotion Take Over
o 6. Don't Delay When You Are Sure
o 7. Don't Rush When You Are Not Sure
o 8. Don't Fake Certainty
o 9. Don't Stick to a Bad Plan
o 10. Don't Blame Others -- Even When True
o 11. Don't Forget The Goal & What It's About!

     There are two kinds of risks -- the ones we invite and the ones we don’t (the ones we choose and the ones that "happen"). The environment bombards us with important, urgent risks we cannot escape. We anticipate these intruders with plans of high order -- stop signs, sunscreens, armies, and so on. The irony is our tendency to be haphazard and procrastinate about risks we invite into our lives through our plans and choices. Go ahead and compensate for our human tendency to mismanage important, non-urgent, voluntary risks. Why not have fewer mishaps, more successes, and better deals? Make a plan, make sure plan and goal agree, and use a list to get you out and into the field. Alone, the "take charge" formula is enough to significantly reduce risk and give focus to a successful strategy. Think what it can do when carefully combined with solid information.
